The winter guest

Private portfolio · By introduction only
For those who have known the Cape for years, and are now ready to hold a part of it privately. Wine estates and fine Western Cape property, shown only to qualified buyers and never advertised.
A changing world
Wealth is moving. Taxes, climate and politics are changing where people choose to hold their assets. Among the world’s great wine regions, the Cape is one of the few where vineyard values are still rising, and a working wine estate can cost less than a family home in Munich or Zurich.
German buyers led all foreign nationalities buying Cape Town property in 2025.
Seeff, 2025Growth in wealthy residents of the Cape Winelands over the past decade.
Henley & Partners, 2026The Cape is one of the few wine regions where vineyard prices are still climbing.
Bloomberg, 2026Who we act for
They have spent winters here, have friends or family here, or are ready for a new chapter, on land of their own. Others have followed the wine world closely and know how undervalued the Cape still is among the great growing regions. If one of these sounds like you, we should talk. Our estates are listed privately, and you will find them nowhere else.
Some of the many paths that lead to SAI and the Cape
Years of Cape summers, perhaps a house in Constantia or Somerset West already. Now the land itself: vines, a cellar, a reason to stay longer.
A family business at home, and the wish for a second root outside Europe: a working estate the next generation can grow into.
A career handed over early, with energy to spare. Not a retirement, but a chance to build your legacy, on your own terms.
Roots in South Africa, years abroad, and now the means to come home properly, to a farm of your own.
Euro to rand
Set a purchase budget in euros to see the rand equivalent, the transfer duty, and what must come from abroad before local finance is possible.
Conveyancing fees, Deeds Office charges and any bond costs come on top. Non-residents may usually borrow up to 50% of the price locally, subject to the lender. Funds brought in from abroad are recorded by your bank; keep that record, as it is needed to take the proceeds out of South Africa later. Indicative only.
Our approach
Every mandate we hold is private. We publish no addresses, no prices, and no vendor names. Access is earned, not browsed.
SAI Private represents the buyer under a private mandate, and respects the owner’s need for complete discretion. Owners keep their name and estate out of public view. Buyers see an estate only once their capacity to transact is established and a confidentiality agreement is signed.
Nothing is published. Everything is kept for you, once you are verified.
The people behind SAI Private
SAI Private works between the Cape Winelands and Europe, and is known by the company it keeps: partner agencies in Germany, Austria and Switzerland, conveyancing attorneys, agricultural and wine-estate valuers, tax advisers in South Africa and Europe, and foreign-exchange specialists, all of whom we have worked with for years.
The firm was founded by Stephen Thomas-Daniels, who grew up on a family farm in Shropshire and first came to South Africa in 1994, witnessing the country’s modern era first-hand. He later spent six years building a company’s operations in Switzerland, where trust is earned slowly and rarely by outsiders. Trust is good, control is better, as the Germans say. At SAI Private it is both: every buyer is verified before a name is shared, every seller is protected by mandate and confidentiality agreement, and no estate is ever advertised.

The portfolio
Full particulars, meaning location, imagery, valuation and vendor terms, are shared exclusively with verified buyers. Nothing below identifies a specific property.
Every estate we list is held on an exclusive mandate with SAI Private and fully prepared before it reaches a buyer: title, zoning, water rights, compliance certificates, operating figures, and a clear record of farm employees and resident occupiers, including employment terms and labour-law compliance.
Boutique
Smaller, character-driven wine estates in the Cape Winelands, often with an owner's residence, cellar and tasting facility, offered as a going concern.
Production
Established, larger-scale wine farms across the Cape Winelands, with production cellars and, in some cases, hospitality or event infrastructure.
Under mandate
For clients under a Buyer’s Mandate, we also source olive farms and fine Western Cape property, from a Cape Town residence to a house on the coast.
Our own estates are only the beginning. Under your Buyer’s Mandate we also act for you on suitable estates held by other agents. Your identity stays confidential throughout: other agents deal with us, never with you, and we put forward only estates that meet the same standard of documentation as our own. For clients under mandate, we also source olive farms and fine Western Cape property. SAI Private coordinates everything from first enquiry to transfer.
The Cape Winelands
Where you buy shapes everything: climate, grape, lifestyle and the drive back to Cape Town. Select a region on the map.
Map is schematic. Distances are approximate road distances from central Cape Town.
The discretion journey
Information is released in stages. Follow a buyer from first enquiry to offer and watch what opens up at each step.
Stage 1
Buying from abroad
Non-residents can own property in South Africa outright. The route is clear if every step is handled in the right order. Here is how a purchase runs with SAI Private.
General guidance only, not legal or tax advice. Every purchase is reviewed by a South African conveyancing attorney and, where relevant, your own tax adviser.
Your support structure
Buying a working wine estate from abroad takes more than an agent. Through our partners we introduce the specialists you need, coordinated through SAI Private so you never manage them alone. Choose what applies to you.
Structuring
How an estate is bought matters as much as which one. Share or asset purchase, personal ownership, a trust, or a South African or foreign company: each has different consequences for tax, transfer duty or VAT, financing, succession and an eventual exit. With our tax and legal partners, we help find the structure that suits buyer and seller alike, and see that it is in place before contracts are signed.
Buying the company that owns the estate, or the land and business itself, with different consequences for duty, VAT and liabilities taken on.
Simple ownership, or a trust for succession and estate planning.
A local company or a holding abroad, weighed against tax at home and in South Africa.
Money brought in lawfully and recorded by your bank, so that proceeds can leave South Africa later.
General guidance only, not legal or tax advice. Every structure is confirmed by your own tax adviser and a South African attorney.
Germany · Austria · Switzerland · South Africa
Most of our buyers live in Germany, Austria and Switzerland. Introductions come through our partners in all three countries, conversations happen in your language, and the right estate is one overnight flight away.
We also act for private buyers elsewhere abroad and in South Africa, on the same mandate and the same terms of discretion.
For estate owners
If you own a Western Cape wine farm or boutique wine estate and are weighing your next step, SAI Private offers an alternative to the open market. Your estate is placed privately on an exclusive mandate and presented only to qualified buyers. Your name, location and price never enter the public domain.
Placing your estate privatelyFor advisors & partner agencies
SAI Private works with a limited number of independent estate agencies, private offices, advisors and asset managers across Germany, Austria and Switzerland. You introduce the client and keep the relationship. We act for them in South Africa, on our own exclusive mandates and on other selected properties on request.
One mandate. Selected access.Your client’s Buyer’s Mandate is held directly with SAI Private or, by arrangement, through your agency. Either way it covers every estate they may buy, not only our own.
Your client stays yoursWhether the Buyer’s Mandate is held with your agency or with us, your introduction is recorded in it and protected, with your share agreed before the first conversation.
One counterpart in South AfricaA single relationship on the South African side. We coordinate viewings, specialists and transfer.
Mutual confidentialityConfidentiality and non-circumvention on both sides. Buyer, vendor and partner identities are protected throughout.
Beyond the estateFor clients under mandate, we also source olive farms and fine Western Cape property, from a Cape Town residence to a house on the coast.
